Architectural Design Service

Shomera have worked with a number of architectural practices on many varied projects. We have established a panel of architects for design consultation with our in-house team for extension projects on behalf of clients. The purpose of this is to get design input from an architect at a more affordable price. Shomera will choose the architect based on the requirements and style of the project. The architect will consult with Shomera to agree an optimum design solution.



Design Service: Two-Stage Process

The first stage involves an on-site consultation. A member of Shomera staff will go through questions which focus on what you want you are thinking of doing. She/he will then take the relevant measurements and photograph the site, taking into consideration everything that will impact on how the home extension will come together, such as services, window heights, access, planning issues, etc.

Once this is complete our in-house team will compile the information, work with the architect and propose a solution which will include an architectural drawing, visualization and specifications for the proposed design. This will be costed and presented to you at your home or in our offices.

The Design Service is available for a fee of €995 (inc. VAT). 50% of the fee for the Design Service will be credited back to you if you proceed with Shomera for the completion of your project.

Please note the architects we use are all fully qualified with a number of years of experience. We are able to offer this service at a very competitive rate because the architect’s time is used for the design of the solution but the architect will not attend the presentation.

The construction industry has a reputation for over-runs on budget and schedule. When you are getting prices and work schedules endeavour to get a comprehensive pricing and ask about the company's policy on cost variations and schedule variations. There is a mechanism to deal with schedule overruns, called LADs, Liquidated and Ascertained Damages (sometimes referred to as penalty clauses).
