Planning & Regulations
The building environment is changing with greater emphasis being placed on sustainable development and energy efficiencies. The government has put systems in place that help regulate these changes and set the standard for good building practice.
Building Regulations
These are the requirements that all domestic dwellings must meet. When a building project is undertaken without the involvement of a qualified professional who certifies the construction through the various stages, the structure will not be in compliance with the regulations.
Certificate of Compliance
Any extension constructed onto a house must comply with the Building Regulations Act. Failure to comply with Building Regulations raises a question on the quality of the build and a problem if you are selling your property. In particular, financial institutions may not approve finance on properties that are non-compliant. However, once your extension complies with Building Regulations and planning, not only is finance approval made possible for the purchaser but the extension will also add value to your home in the event of re-sale. Therefore, it is essential for a home-owner to have a Certificate of Compliance when the house is being valued or sold. An extension done through Shomera is constructed to be compliant with the current Building Regulations and automatically includes the Certificate of Compliance in the project price.
Planning Permission
Many types of extension projects will not require planning permission if they are built within the category of class 1 exempted development (S.I. No.600 of 2001).
