Ground Floor Renovation and Single-Storey Extension for Modern Family Living

Project Snapshot

Project Overview

This semi-detached Dublin home had a series of older additions, built before 1963, that no longer suited the family’s lifestyle or layout needs. The clients wanted a brighter, more functional ground floor with improved flow and a stronger connection to the garden.

Shomera reconfigured the entire ground floor and added a modest but highly effective single-storey extension. The result is a modern, practical, and light-filled living space that transforms the way the family uses their home.

Client Brief

The homeowners approached Shomera with clear goals:

  • Improve flow, natural light, and usability of the ground floor
  • Create a stronger indoor-outdoor connection to their east/north-east facing garden
  • Convert the underused garage into a purposeful space
  • Refresh the kitchen, utility, and bathroom areas
  • Deliver all works within planning-exempt guidelines

Shomera’s Design & Build Solution

Our in-house architectural team worked with the site’s constraints to create a smart, streamlined design:

  • Added a 23m² single-storey extension with flat-roof elements to maximise light and head height without disrupting the roofline
  • Opened up dining and living areas through careful demolition to improve flow and natural light
  • Converted the existing garage into a modern home office, with raised flooring, full insulation, and a bespoke arched-head window
  • Introduced refined details including Crittall-style windows, a pocket door, and custom external joinery
  • Enhanced garden access by removing a raised patio and adding new steps down to the garden
  • Updated services, relocating the boiler to free up internal space and improve utility layouts

The Final Renovation and Extension Result

The transformation delivers a bright, highly liveable ground floor that connects seamlessly to the garden. Everyday spaces such as the kitchen, bathroom, and utility now work more effectively for family life, while the new office adds long-term functional value. The project showcases how thoughtful design and build quality can breathe new life into older Dublin homes.
